Questions worth asking before you pay anything

19 answers on availability, price, visits, RERA and paperwork. Where the honest answer is "it depends", we say so and tell you what it depends on.

Projects & availability

Eight residential addresses and three retail projects: Smartworld 67, Residences by ELIE SAAB, The Edition, Sky Arc, One DXP, Orchard, Gems and Nature’s Court, plus Le Courtyard, One DXP Street and Orchard Street.

Availability changes with each release, so we confirm live inventory with the developer before sharing options.

Smartworld 67 is in Sector 67, Gurugram, on the Golf Course Extension Road corridor.

From 2 BHK apartments through to 4 BHK residences and penthouses, plus independent floors at Orchard and Gems and retail units across the three street projects.

We send the current layout set and carpet areas for whichever projects you shortlist.

The residential projects are apartments, branded residences and independent floors you buy to live in or hold. The three street projects — Le Courtyard, One DXP Street and Orchard Street — are retail and F&B units bought as commercial assets, usually for rental yield.

They are underwritten very differently. We will not put a retail unit in front of you as a substitute for a home.

Price & payment

Prices move with launch phase, tower, floor rise and the inventory left in a release, so we do not publish figures that go stale within weeks.

Ask for a quote and we will send the developer’s current price list for that project, with the full cost breakdown rather than the headline number.

Typically floor rise, preferred location charges, car parking, club membership, power backup, interest-free maintenance deposit, GST and stamp duty with registration.

The proportions vary by project and release, which is why we send a line-by-line breakdown rather than a per-square-foot figure.

Construction-linked plans are the norm, with down-payment and possession-linked variants appearing on some releases. Subvention schemes come and go with the market.

Each plan changes what you pay and when, and the cheapest headline price is often not the cheapest total. We compare them side by side before you commit.

We introduce you to lenders who have already approved the project, which shortens sanction time considerably. We do not arrange the loan ourselves and we take nothing from the lender.

You are free to use your own bank, and often should if you have an existing relationship.

Site visits

Send an enquiry or call us and we will book a slot with the developer’s sales team, usually within 24 to 48 hours.

We can arrange pick-up from within Gurugram or Delhi and cover more than one project in a single visit.

Yes, and we encourage it. Two or three projects in a morning is realistic if they sit on the same corridor.

Comparing on the same day, in the same light, tells you more than three separate visits a fortnight apart.

Orchard, Gems and Orchard Street have been handed over. The rest are under construction at varying stages.

Completion status is set and published by the developer; we confirm the current position on any project before you visit rather than relying on what was true last quarter.

Working with us

No. We are an authorised channel partner. Smartworld Developers is the developer and owns the projects, brand and all project information.

We help you compare, visit and transact. Bookings are made with the developer on the developer’s own forms and payments are made to the developer.

No. Our services to buyers are free, and we are compensated by the developer on a completed transaction.

For sale and rental listings, terms are agreed in writing before we begin.

We sit between you and the developer’s sales desk. That means shortlisting against your brief, pulling live availability, arranging visits, laying out the full cost, and steering the paperwork from booking form to registry.

What we do not do is set prices, hold inventory or take your payment. All three sit with the developer.

Usually yes, but tell us early. Most developers record which channel a buyer first came through, and once that is logged it is difficult to change.

If you are already registered directly, we will say so rather than waste your time.

Legal & RERA

Registration is the developer’s responsibility and each project carries its own HRERA number, which appears in the developer’s own marketing material and on the HRERA portal.

Ask us for the number of any project you are considering and verify it yourself at haryanarera.gov.in before you pay anything.

Under RERA, anyone marketing property in Haryana must hold an agent registration. It is the basic check that you are dealing with a registered intermediary rather than an unregulated broker.

Our number is in the footer of every page. Ask any agent for theirs.

Application or booking form, then allotment letter, then the builder-buyer agreement, then loan documents if you are financing, and finally the conveyance deed at registry.

We walk you through each one before signing and flag anything unusual. We are not lawyers, and for a large purchase you should have your own review the agreement.

Non-resident Indians can buy residential and commercial property in India under RBI’s general permission, funded through NRE, NRO or FCNR accounts. Agricultural land is the main exclusion.

Documentation runs through a power of attorney if you cannot be here in person. Tax treatment on resale differs from a resident buyer, so take advice from your own accountant.
